I have been an active full-time Real Estate Professional for over 30 years and I have weathered many a storm: foreclosures, up markets, down markets, peaks and valleys and I can honestly say I have never experienced a market as we have today.  If homes are priced right, they fly off the shelf – usually with multiple offers.

I personally had one property that my Buyers were trying to purchase and there were 38 offers – 6 cash for a minimum of $40K over list price!  So it is more important than ever to do your homework:

  • Be pre-approved (not just pre-qualified) with a local, highly respected Lender.
  • Position yourself with knowledge, check out neighborhoods – talk to the people actually living there, they will tell you more than you really want to know.
  • In other words ZERO in on what you are looking for and communicate that to your agent.
  • Be open to suggestions, hopefully you will find an agent that cares about YOUR needs and not just interested in selling you a house but a HOME.
